Baldwin County Planning Commission Meeting – September 5, 2024


10-Lot PUD Recommended for Bon Secour Area

The Baldwin County Planning Commission voted to recommend approval of an 11-site Planned Unit Development located west of Plash Rd. in the Bon Secour area.  The 13-acre property is un-zoned.  Plans include a single-family residential development land condominium where each unit can be sold but the whole parcel and its common areas will remain under unified control of a POA.  The 11-site development is to be named London’s Landing.

Subdivision Plat Approved for 121-Lot Development

The Baldwin County Planning Commission approved the preliminary plat for Avery Cove Subdivision.  The 121-Lot development is planned south of County Road 48 and west of the Baldwin Beach Express.  It is generally located southeast of Robertsdale. The 39-acre property is un-zoned.

Plat Approved for 81-Lot Subdivision Near Spanish Fort

The Baldwin County Commission granted preliminary plat approval for the subdivision of 33 acres.  The un-zoned property is located west of Jimmy Faulkner Dr. and south of D’Olive Rd. near Spanish Fort.  The public has raised concerns over roadway and turning safety.  Developers are coordinating with the Baldwin County Highway Dept. and the Planning and Zoning permit engineers to address sight distance issues on D’Olive Rd. that impact this subdivision and Darby Ridge, directly to the north.  A commercial turnout permit is under review.

Fairhope Planning Commission Meeting – September 5, 2024


Commercial Lots Approved Along Hwy. 181

The Fairhope Planning Commission approved the subdivision of an 11.7-acre parcel bordering the eastern side of Hwy. 181, north of the intersection of Hwy. 181 and 104, directly west of the new Rockwell Apartments currently under construction. The subdivision approval will allow for 10 commercial lots, zoned B-2.  The newly created lots will have no direct vehicular access to Hwy. 181 and will instead be serviced by internal streets.

Re-Zoning Recommended for Legends at Point Clear Development

The Fairhope Planning Commission voted to send a favorable recommendation to the City Council for the re-zoning of 13.2 acres located at 18323 Greeno Rd.  The property is directly north of the Publix Shopping Center at Point Clear and east of the Old Battles Village residential subdivision.  Developers are seeking to re-zone the property from B-2 to PUD.  Plans for the site include eight separate building structures

Spanish Fort Planning Commission Meeting – September 9, 2024


Tobacco Retail Store Approved

The Spanish Fort Planning Commission approved the land use permit for a tobacco retail store.  The use is only allowable on the B-2 zoned property with Planning Commission approval.  The property is located at 7840 Spanish Fort Blvd. on the site of a former real estate office.

132-Lot Subdivision Recommended for Approval in Elberta Area

The Baldwin County Planning Commission voted to recommend the re-zoning and Planned Residential Development (PRD) request for Bear Creek.  The 59-acre property is located east of Hwy. 83, north of Kichler Circle and south of Gubber’s Lane.  It is adjacent to the northern boundary of Elberta.  The current zoning is RA (Rural Agriculture).  Developers are seeking to zone the property RSF-2 (Single-Family Residential).  A companion PRD request seeks to subdivide the property into 132 residential lots.  The subdivision plan includes walking trails, sports field, playground, pavilion, and pickleball court amenities.

Orange Beach City Council Meeting – September 17, 2024


Keel Storage, Phase II Expansion Approved

The Orange Beach City Council Meeting gave final approval for a conditional use permit for Keel Storage, Phase II.  The 3.8-acre property is zoned GB (General Business) at 27103 Canal Rd.  The conditional use approval will allow for the construction of two additional mini-storage buildings on the site that will complement the existing buildings.  The addition will contain two new buildings and add over 22,000 square feet.  The addition will be located on the vacant lot between Master Joe’s and the existing Keel Storage facility.

 


Fairhope City Council Meeting – September 23, 2024


Commercial Re-Zoning Approved

The Fairhope City Council gave final approval for the re-zoning of .6 acres from R-1 to B-4.  The property is located at 7671 Parker Rd. and is across from the Publix shopping center.  The applicant, Chris Lieb of Lieb Engineering, stated an intention to use the site for a future professional office.

 


Gulf Shores Planning Commission Meeting – September 24, 2024


Site Plan Approved for Little Lagoon Cottages

The Gulf Shores Planning Commission approved the site plan for Little Lagoon Summer Cottage Flats.  The 1.4-acre property is located at 1800 and 1804 W. Beach Blvd.  There are 21 lots planned for the site.  A common swimming pool is included in the design.  The property is zoned BT-2.

Daphne Planning Commission Meeting – September 26, 2024


Master Plan Approved for Rowan Oak

The Daphne Planning Commission approved the Master Plan for the Rowan Oak Development.  The 127-acre property is located southwest of the intersection of County Road 13 and Milton Jones Road.  The zoning and annexation of the property was approved by the City Council in June.  Plans include a mixture of single-family homes and townhomes with over 58 lots planned, of which 204 would be multi-family units.  Over 130 townhome units are planned to be held as fee simple ownership.  The development will be built in six phases with over 28 acres of open space and amenities.

 

Hope Vinyard Phase II Approved

The Daphne Planning Commission approved Phase II of the Hope Vinyard Subdivision.  The 44-acre property is located on the east side of County Road 13.  Phase II will add 73 single family lots.
