Highlands at Fish River Receives Approval
The Baldwin County Planning Commission approved the preliminary plat for the Highland at Fish River, a 138-lot subdivision. The 39-acre property is located on the east side of Bohemian Hall Road, south of County Rd. 48, between Baughman Rd. and White Rd. The subdivision is planned to be built in four phases with the smallest lot size being 7,800 square feet and the largest totaling 14,447 square feet. The approval requires left and right turn lanes on Bohemian Hall Rd. at the time of Phase 3 construction. The application was tabled in August over questions about the ingress/egress points and the sufficiency of water supply. Those questions were answered to the satisfaction of the Planning Commission. A boulevard entrance is planned for Bohemian Hall Rd.

260-Lot Elizabeth Gardens Receives Approval
The Baldwin County Planning Commission approved the preliminary plat for Elizabeth Gardens, a 260-lot subdivision. The 92-acre property is located at the intersection of Bohemian Hall Rd. and County Rd. 48, east of Fish River and approximately 3 miles southwest of the Town of Silverhill. The citizens of Planning Dist. 14 voted to implement zoning on June 6th, 2023. However, this subdivision application was submitted prior to the zoning referendum and was reviewed as un-zoned property. Westbound lefthand turn lanes and eastbound righthand turn lanes are to be installed during Phase 1 of construction on Bohemian Hall Rd. Lot sizes will average 7,800 square feet. D.R. Horton is named as the developer.
Additional 180-Lots Approved for Mill Creek
The plans were approved for a 180-lot subdivision near Summerdale. The approval is for Phase II and Phase III of Mill Creek. The 75.8-acre property is located on the south side of County Road 34, east of Ted Lysek Road and west of Davis Road. The Planning Commission previously approved 103 residential lots on 42.5 acres in Phase I. The property is un-zoned.
Lillian Re-Zoning Request Receives Denial Recommendation
The Baldwin County Planning Commission voted to send a denial recommendation to the County Commission for a re-zoning change from RA to RSF-4. The 8.1-acre property is located on the north side of Hwy. 98 and east of Powell Lane in the Lillian area. It is currently vacant. The change in zoning was sought to develop a residential subdivision.

Money Bayou Storage Buildings Approved
The Orange Beach City Council gave conditional use approval to construct a storage unit facility covering more than 12,800 square feet with an additional 1,900 square feet of office space.The property is located at 4400 and 4402 Money Bayou Dr. at the southeast corner of the intersection of Money Bayou Drive and Mini Lane, in the General Business zoning district.

Fairhope Planning Commission Meeting – September 7, 2023
Final Plat Approved for Phase 1 of Laurelbrook
The Fairhope Planning Commission approved the final plat for Laurelbrook subdivision.Phase 1 contains 51 single-family residential lots.When complete the total development will house 100 lots on 59.7 acres.The property is located on the east side of Hwy. 181, ¼ mile south of the intersection of Hwy. 181 and County Road 32, in un-zoned Baldwin County and lies within the Fairhope Extra Territorial Jurisdiction.When completed the development will have amenities which include walking trails, lake with fishing pier, fire pit & seating area, treehouse play area, and fitness stations.During early development of the site a 75” live oak tree which was planned to be a focal point of the subdivision with a tree house was accidentally removed during preparation of the site.As remediation, the Fairhope Tree Committee recommended the planting of a 10” live oak tree and an additional 25 smaller oak trees which will be added as a requirement. Orange Beach Planning Commission Meeting – September 11, 2023
McInnis Company Office & Storage Expanding
The Orange Beach Planning Commission approved a conditional use permit for the expansion of the McInnis Company Office and Storage. The property is located at 26830 and 26846 Canal Road in the Orange Beach General Business zoning district. There is a two-phased expansion of the existing facility planned. The first phase will include a 7,000 square foot covered storage area attached to the rear side of the existing building, a 1,520 square foot shed, and two mini warehouse buildings covering 12,500 square feet. The second phase will include a 6,000 square foot commercial building and three mini warehouse buildings covering 25,000 square feet.
Buena Vista on the Beach, Phase 4 Plat Approved
The Orange Beach Planning Commission approved the final subdivision plat for Phase 4 of the Buena Vista on the Beach Planned Unit Development (PUD). The PUD contains 18 lots (lots 44 through 62). The property is located on Parkside Lane in the Buena Vista on the Beach development at 23601 Perdido Beach Boulevard.
Summer Salt Phase 2 Approved
The Orange Beach Planning Commission approved the final subdivision for Summer Salt Phase 2.The 22-acre parcel will be divided into the second phase of the Summer Salt PUD and create 31 additional cottage lots.The property is located at the end of Salt Drive in the northwest corner of the Sumer Salt development.

Gulf Shores City Council Meeting – September 11, 2023
Seven-Acre Mixed-Use Development Planned for ICW South Dist.
The Gulf Shores City Council granted final approval for the 24 Canal Place PUD Master Plan. The 7.2-acre site is located on the south waterfront of the Intracoastal Waterway and extends east and west of the Hwy. 59 bridge. Developers are planning a mixed-use design that would include shopping, residential, dining, and entertainment with transient boat docking areas. A density of 20 dwelling units per acre and 6 stories in height was approved under the master plan PUD.

Baldwin County Commission Meeting – September 19, 2023
Ecovery Expansion Approved for Loxley
The Baldwin County Commission gave final approval to Ecovery for the re-zoning of 45+ acres from M-1 (Light Industrial) to M-2 (General Industrial). In addition to the re-zoning, the site plan was approved on the same property for a 40,000 square foot addition to their scrap metal processing facility. The property is located to the east of Railroad Ave. and south of Black Devine Rd. in Loxley.

Gulf Shores Amends Standards for Condo Development
The Gulf Shores City Council passed an amendment to Article 11 of the zoning ordinance to address Mixed-Use Condominiums. The change was made to define and establish standards to create a Mixed-Use Condominium use with the goal of implementing the Vision 2025 plan. The Vision 2025 plan places an emphasis on creating a pedestrian oriented beachfront with dining, shopping, and eating. The existing standards for condominium development will remain. The Mixed-Use Condominium will be added as an additional alternative. The Embassy Suites project which is under development was a guide for the amendment. The Embassy Suites project is an 8-story Mixed-Use development which will incorporate an active ground level with retail and restaurants, and a 257-room hotel with event space. The new Mixed-Use Condominium option will be available by-right in the ICW-North, ICW-West, BT-1-North, BT-2, BT-3, BT-4, and BT-5 zoning districts within the Walking Area Overlay Dist. and Beach Overlay Dist.

Site Plan Approved for KAW Office Warehouse
The Gulf Shores Planning Commission approved the site plan for the KAW office/ warehouse. The property is located at 187 Northshore Circle. A 3,000 square foot office/warehouse is planned to provide contractor warehouse space with three offices, and a break room. The architecture will be a combination of Hardie board and batten and Hardie shake with a metal roof. The property is zoned BA (Arterial Business).
