Southern Belle RV Resort Site Plan Approved
The Baldwin County Planning Commission approved the site plan for Southern Belle RV Resort. The 9.2-acre property is located on the northwest corner of Hwy. 98 and County Rd. 9 in an un-zoned area of the County. There are 69 RV sites planned for the development.
Plantation RV Park – Phase. II Receives Site Plan Approval
The Baldwin County Planning Commission granted final site plan approval for Phase II of Plantation RV Park. The un-zoned property is located on the west side of County Road 65, approx. 1,000 feet south of Craft Farms Rd. and 1.2 miles north of County Road 12. Phase II will add 54 RV sites. Phase I was previously approved in August 2021 with 48 sites.
Orange Beach City Council Meeting – September 7, 2021
Additional Lots Added to Summer Salt PUD
The Orange Beach City Council granted a request for a major modification to the Summer Salt PUD Master Plan. The modification will allow for seven (7) additional cottage lots in Phase II of the development. This will increase the number of lots in Phase II from 27 to 34 and brings the total development count to 119 lots. The property is located behind the Ruby Slipper, and borders Gulf State Park on the northwest.

Daphne Enacts Multi-Family Re-Zoning Moratorium
The Daphne City Council has taken steps to slow down the rapid development of multi-family projects around the City of Daphne. The Council voted to enact a 180-day moratorium on re-zoning applications seeking to re-zone property to a multi-family zoning dist., such as R-7(A), R-7(M), R-7(T), or PUD where the proposed use will include either apartments, mid-rise condominiums, or townhouses. The city stated a desire to review subdivision and zoning ordinances regarding multi-family developments, density, ratios, and related traffic impacts in conjunction with the pending Comprehensive Master Plan process. Any current pending applications which were under review at the time the moratorium was enacted are exempt.
Fairhope Planning Commission Meeting – September 9, 2021
Small Cell Request Approved Near Fairhope Yacht Club
The Fairhope Planning Commission gave approval to an AT&T utility review request for the installation of a small cell antenna. Plans are to co-locate the small cell on an existing wireless light pole across the street from the Fairhope Yacht Club, at 106 Volanta Ave. Pursuant to the City of Fairhope ordinances all small cell requests must come before the Planning Commission which has final authority on co-locating requests. Requests involving location on a new pole must also go before the City Council.
Re-Zoning Request for Section St. Townhomes
The Fairhope Planning Commission heard a re-zoning request for a .4-acre parcel located on the east side of Section St., at 211 S. Section St. The property is currently zoned R-4 (Low Density Multi-Family Residential). The requested zoning is R-3TH (High Density Single Family Townhouse Residential). Plans for the property include remodeling the existing home and adding two townhome buildings. The Planning Commission voted to recommend the re-zoning change. The matter will proceed to the City Council for a final vote.
Orange Beach Planning Commission Meeting – September 13, 2021
Modifications Approved for Coastal PUD
The Orange Beach Planning Commission gave a favorable recommendation for requested modifications to the Coastal PUD Master Plan. The previously approved development is planned for the beachfront property located at 25755 Perdido Beach Blvd. and will include a public beach access, public parking, and restaurant. Modifications to the project include increasing the footprint of the outdoor bar, increasing the gross floor area of the restaurant, reducing the restaurant building setback on the east side, and modifying the front façade of the restaurant building. The public restrooms will be moved from the west side to a more central location. Developers hope to break ground in October, with a projected open date of spring 2022.

Medical Plaza Coming to Orange Beach
The Orange Beach Planning Commission approved the site plan to construct an 11,000 square foot medical office building. The property is located at 4161 and 4171 Orange Beach Blvd., north of the city finance dept. building. The single-story building will house four doctor offices and will provide diagnostic imaging, lab services, and office space to rotate specialists.
Foley Planning Commission Meeting – September 15, 2021
Re-Zoning Requested for RV Park
The Foley Planning Commission heard a re-zoning request to re-zone 46.55 acres located south of County Rd. 20 and west of the Foley Beach Express. The property is currently zoned B-1A and R-4. The applicant is requesting the zoning be changed to RV Park Dist. to facilitate the development of an RV park on the site. The Planning Commission voted to send a favorable recommendation to the City Council for the re-zoning.
OWA Expanding to Include an RV Park
The Foley Planning Commission gave preliminary approval for The RV Park at OWA, a 40- acre development. The property site is located south of Lay Lane, and east of Pride Blvd. There are 190 RV spaces planned that will cater to short term rentals and snowbirds. Berms are planned around the perimeter with heavy landscaping to buffer adjacent neighborhoods. OWA is also agreeing to deed a section of right-of-way to the City of Foley to be used for a future north/south connector road. The RV Park plans to be open by late Spring 2022.

Site Plan Approved for Daphne Dentistry Office
The Daphne Planning Commission approved the site plan for Jubilee Family Dentistry. The 1.2-acre property is located northeast of County Rd. 64 and County Rd. 13, southeast of Rand Ave. and County Rd. 13. A 3,600 square foot office is planned.
Fairhope City Council Meeting – September 27, 2021
375-Lot Harvest Green Subdivision Granted Final Approval and Annexation
The Fairhope City Council gave final approval for the Harvest Green Subdivision and annexation of the 193-acre property into the city limits. The property is located on both the east and west sides of Hwy. 181, near The Waters Subdivision. All total, the single-family residential development, to be known as “Harvest Green” will add 375 lots. The western phase will be located west of Hwy. 181 and north of The Waters Subdivision. Plans for the western side include 148 lots with home designs by Truland. The eastern phase would be on the eastern side of Hwy. 181 and directly across from The Waters Subdivision. The eastern phase would be denser with 227 lots with home designs by D.R. Horton. Amenities for the development include 2 pools, 2 playgrounds, a multi-purpose court, exercise area, and multi-use trails. The applicant plans to have all lots ready to build by November 2023, with a six-year projected complete build out.

Gulf Shores Planning Commission Meeting – September 28, 2021
Two Lakes RV Park Receives Plat Approval
The Gulf Shores Planning Commission approved the preliminary plat for Phase I of Two Lakes RV Park. The site is located at 5651 Roscoe Rd., which is outside the city limits of Gulf Shores, but still within the city’s planning jurisdiction. The 39-acre site is within Baldwin County and was recently re-zoned by the Baldwin County Commission to RV-2 zoning to accommodate the RV Park. There will be individual lots that have been subdivided for sale to individual owners. Phase I will consist of 45 lots. The development will house RVs with the option for owners to build custom cottages next to their RV pad. Amenities will include a clubhouse, pool, and pickle ball court. Additional phases are expected.

Waterway 101 Site Plan Approved
The Gulf Shores Planning Commission approved the site plan for a 7-lot residential development in the Waterway Village Overlay Dist. The .37-acre property is located at 101 E. 22nd Ave., two blocks south of the Intra Coastal Waterway. The property is zoned R-4. Seven single family detached 2-story homes are planned.

Site Plan Approved for New RE/MAX Office
The Gulf Shores Planning Commission approved the site plan for a new 4,000 square foot commercial building to be constructed on West 2nd St. across from Midtown Gulf Shores. The .51-acre property is zoned NB with frontage being on West 2nd St. RE/MAX of Gulf Shores offices will be housed in the new building.
