Amendments Proposed to Subdivision Regulations
The Baldwin County Commission is considering amendments to the Subdivision Regulations. A draft proposal of the amendments came before the County Commission for a public hearing at their October 1st meeting. There were concerns expressed at the public hearing by members of the development community which led the Commission to table the item pending further review. The item is expected to come back before the Commission in January for consideration. A summary of the proposed amendments can be found here.

445-Site Residential Development Receives Denial Recommendation
The Baldwin County Planning Commission heard a request for the re-zoning of 21 acres. The property is located north of County Road 54 and west of Hwy. 59 in the area northwest of Robertsdale. Developers requested a re-zoning to RSF-2 and RSF-3 with the intent to subdivide the property into 445 single family residential home lots. The Cambridge Subdivision, as it was to be named, also included plans for a sports field, fishing pier, kayak launch, and walking trails as subdivision amenities. The Planning Commission issued a denial recommendation saying the re-zoning was not compatible with the surrounding area nor the County Master Development Plan.

Eight Mile Creek Land Division Approved
The Baldwin County Planning Commission approved the subdivision of 130 acres. The property is located on the west side of County Road 64 Ext. and Griggers Road in the Wilcox area. The subdivision of the property will result in the creation of 16 lots, with the smallest being 3 acres. The property is un-zoned.

Fairhope Planning Commission Meeting – October 7, 2024
Sherwin Williams Store Site Plan Approved
The Fairhope Planning Commission recommended approval of the site plan for a new Sherwin Williams paint and supply store. The store is planned for Lot 5 of the Encounter Development located at the northeast corner of Hwy. 181 and 104. The .89-acre site is zoned B-2. Final approval was granted by the Fairhope City Council at its October 28th meeting.
Downtown Building Expansion Planned
The Fairhope Planning Commission recommended approval of the site plan and multiple occupancy project planned for the Aubergine building located in the central business district downtown at 315 DeLaMar Avenue. The .10-acre site is zoned B-2. Plans call for the existing building to remain with the addition of a second story. Two residential units will be added to the second floor and the existing ground floor will be split into two retail units. Final approval was granted by the Fairhope City Council at its October 28th meeting.

Spanish Fort Planning Commission Meeting – October 14, 2024
Re-Zoning Request Receives Denial Recommendation
The Spanish Fort Planning Commission voted to send a denial recommendation to the City Council for a re-zoning request. Developers are seeking to re-zone property located at the northwest corner of Hwy. 225 and Spanish Fort Blvd. The property is currently a combination of R-1 and B-2 zoning districts. The requested zoning is B-3. Developers are seeking to expand a larger commercial development that could potentially include an anchor grocery store, restaurant, and additional retail spaces.

County Commission Grants Final Approval for Re-Zoning
The Baldwin County Commission gave final approval to three re-zoning applications at the October 15th meeting.
The re-zoning of 5.7 acres located east of Blueberry Lane and north of Vasko Rd. was granted to change the zoning from RA to RSF-1. This is part of a larger 48-acre tract in the Silverhill area. In August the Planning Commission voted to send a denial recommendation to the County Commission. However, the County Commission, who has the final authority in re-zoning applications, voted to approve.
A 20-acre parcel located north of Hwy. 98, east of Elberta was granted re-zoning from RA to RR. A wholesale warehouse distribution business is planned.
The re-zoning from B-1 to B-2 was granted for 2 acres located east of Hwy. 181, north of County Road 48, and south of Gayfer Rd. Ext. in the Fairhope area. The existing unoccupied building is expected to transition into an antique store.
Gulf Shores Planning Commission Meeting – October 29, 2024
Multi-Family & Commercial Development Planned
The Gulf Shores Planning Commission voted to approve a PUD Master Plan that would allow the construction of a mixed-use development on 23 acres. The property is located on the Foley Beach Express, north of the Auburn University Veterinary Specialist Building. Plans for the site include 300 multi-family units with separate commercial space along the Foley Beach Express. The property is zoned GB (General Business). With PUD approval multi-family can be allowed as a conditional use in General Business. The multi-family portion would house 4-story apartment buildings with shared amenities that would include an infinity pool, pond, pickle ball courts, dog parks, walking path, piers, and a clubhouse. The multi-family apartments would be a combination of 1, 2, and 3 bedroom units. The commercial component could house various businesses including retail, restaurants, and office uses.

Colonial Traditions Phase 3 Approved
Phase 3 of the Colonial Traditions Development received approval from the Gulf Shores Planning Commission. This phase will contain 97 townhome units and 9 single family homes. Phase 3 is part of Lot 7 of the phased development and is located in the middle of Colony Circle.

Commercial Subdivision Approved
The Gulf Shores Planning Commission approved the preliminary plat for the subdivision of 6.7 acres located on the east side of Northshore Dr., directly north of Northshore Centre. The BA-zoned property will be divided into 12 commercial lots. No specific plans were disclosed for the lots.
