Baldwin County Planning Commission Meeting – January 5, 2023
RV Park Planned for Underwood Rd.
The Baldwin County Planning Commission approved the site plan for a 197-lot RV Park. The property is located on the north side of Underwood Rd., east of County Rd. 49. The 18.4-acre property is un-zoned. Since the property is un-zoned, the County cannot regulate how long tenants of the RV Park stay. Developers stated that they will offer 30-day maximum rentals but are not prohibited from renewing indefinitely.
Site Plan Approved for RV Park Off Foley Beach Express
The Baldwin County Planning Commission approved the site plan for a 95-unit RV Park in the Foley area. The 10-acre site is located north of Brinks Willis Road, east of Hwy. 59 and west of the Foley Beach Express. The property is zoned RV-1 and B-4. The approval was conditioned upon developers widening the main entrance on Brinks Willis Rd and the southbound turn lane on the Foley Beach Express.
Two Dollar General Stores Planned for Bon Secour Community
There were two requests for Dollar General Stores that were approved by the Baldwin County Planning Commission. The site plan for an 8,000 square foot store was approved at the southwest intersection of County Road 12 and County Road 49, near Bon Secour. A second 10,000 square foot Dollar General store was approved just east of the intersection of County Road 65 and County Road 10, near Bon Secour. Both sites are zoned B-2.

Site Plan Approved for 14-Room Fairhope Hotel
The Fairhope Planning Commission approved the Multiple Occupancy Permit and Site Plan for a 14-room hotel in downtown Fairhope. The .25-acre property is located on the east side of North Section St., on the corner of Section and Oak St., at 158 N. Section St. The property is zoned B-2 and within the Central Business Dist. In addition to the 14 hotel rooms, there is a rooftop terrace planned for event space. Materials for the building will be primarily painted stucco with wood siding with window shutters and decorative railings. The Fairhope City Council gave final approval to the site plan at their 1-23-23 meeting.

Orange Beach Planning Commission Meeting – January 9, 2023
Changes Proposed for Size of Residential Real Estate Signs
The Orange Beach Planning Commission recommended proposed changes to the Zoning Amendments that would apply to temporary real estate signs. The changes would impose new size guidelines on residential real estate signs in single-family residential zoned areas or existing land uses. The allowable size for residential real estate signs will be determined based on the road frontage of the lot. For corner lots and through lots a sign will be allowed on each road frontage. The sign face area will be determined by the corresponding road frontage upon which the sign is placed See below table:
For new subdivisions containing single-family and duplex lots, a residential real estate sign to advertise new lots for sale will be allowed in the common area near the entrance into the subdivision. The size of this sign shall not exceed 48 square feet total and 24 square feet per sign face (4’ by 6’). This will not restrict individual lots from having a 2’ by 2’ sign. The Orange Beach City Council is expected to vote on final approval in February.
Orange Beach Store Expanding
The Orange Beach Planning Commission approved the site plan to construct a 7,000 square foot commercial building to house the Orange Beach Store. The 1.02-acre property is located at the northwest corner of the intersection of Orange Beach Blvd. and Perdido Beach Blvd. at The Shoppes at Palm Pointe. The building will have covered porches on all four side, adding an additional 4,656 square feet of outdoor space.

Denial Recommended for T’s Shrimping Company Re-Zoning Request
The Orange Beach Planning Commission voted to send a denial recommendation to the City Council for re-zoning request from T’s Shrimping Company. October Investments LLC made the request to re-zone 5.2 acres from GB (General Business) to PUD (Planned Unit Development). The purpose of the re-zoning request was to construct a commercial development consisting of a 7,300 square foot restaurant and a 20,800 square foot warehouse. The property is located at 25431 Canal Road between Bayside Estates and Sunset Villas subdivisions.

Gulf Shores City Council Meeting – January 9, 2023
Re-Zoning Approved for Presbyterian Church to Provide Affordable Office Space
The Gulf Shores City Council gave final approval for a re-zoning request from the Gulf Shores Presbyterian Church. The church sought to re-zone the westernmost 350 ft of the property to BG (General Business). The re-zoning will allow the church to meet a need in the community by operating a hand-in-hand business center which aims to provide affordable office space for small businesses, entrepreneurs, artists, and others who have a need for permanent or temporary office space.
Spanish Fort Planning Commission Meeting – January 10, 2023
Re-Zoning Recommended for Future Hotels
The Spanish Fort Planning Commission voted to recommend the re-zoning of property in the Eastern Shore Center, Phase 4 from B-3 to B-5. The shopping center is generally located northeast of the Hwy. 181 and Interstate I-10 interchange. There are two hotels planned for the site which is south of the Premier Cinema.

Re-Zoning Approved on County Rd. 65
The Baldwin County Commission gave final approval for the re-zoning of 4 acres located east of Hwy. 181 and near the intersection of Hwy. 181 and County Road 65, on south side of County Road 65. The zoning was changed to B-2 to allow for a mini-storage facility with a business office.

Midtown PUD Amendment Allows Hotel Use
The Gulf Shores City Council gave final approved to an amendment to add 1.4 acres to the Midtown PUD and allow for a hotel to be added. The property is located south of Commerce Ave., adjacent to West 2ndSt. The underlying zoning of the property is GB (General Business). Original plans called for a mixed-use development with 9 lots that would house a mixture of retail, professional office, and restaurant space with upper story residential units. The amendment will allow for the replacement of building 5 and the mobile vendor court space with a 100-room, 4-story hotel. Additional shared parking will be added in place of building 3 to accommodate the hotel. There are also plans for the Kaiser property adjacent to the Midtown PUD which include renovation of the existing building into a 48-room boutique hotel to be known as Aqua Suites.

Gulf Shores Planning Commission Meeting – January 24, 2023
Gulf Shores Sportsplex Expanding
The Gulf Shores Planning Commission approved the final subdivision plat to subdivide 1 lot into 2 lots, for a future multisport athletic facility. The 92-acre site is located at the City of Gulf Shores Sportsplex at 19025 Oak Road West. The property is zoned OS (Open Space). The City of Gulf Shores and Pleasure Island Volleyball Club, LLC will own and operate the facility. Plans include the addition of 8 outdoor sand volleyball courts, indoor flex/gym recreational space that can accommodate up to 3 indoor volleyball or basketball courts as well as restroom, concession, and office space. There are also 161 paved parking spaces. The facility would allow for the hosting of tournaments, use by high school students, adults, and private trainings.
Cottage Subdivision Site Plan Approved
The Gulf Shores Planning Commission approved the site plan for a 15-lot Cottage Subdivision. The 1.25-acre property is located in the beach area between the 400 block of East 1st Ave. and E. Beach Blvd. It is zoned BT-3 (Medium-High Density Tourist Business Dist.). The property previously contained a duplex and a single-family home, both of which have recently been demolished. The 2-story units will each contain 1,100 square feet with a 4-bedroom floor plan and will share a common swimming pool.

The Daphne Planning Commission gave site plan approval for a warehouse and storage facility to be located on 2.97 acres zoned B-2. The property is north of the intersection of Rand Ave. and Capital Dr.
