ROBERTSDALE, Ala. –As tourism season slowed and hurricane season began, the blazing hot housing market cooled in overall transactions for September 2020. Baldwin REALTORS® Multiple Listing Service (MLS) reports a year-over-year decrease in the total number of properties sold for the Resort area from 185 in September of 2019 to this year’s 143. Additionally, the Traditional Residential area of the county saw a slight increase of 2% as it rose from 424 total closed sales in September 2019 to 433 in 2020. The addition of new listings across the entire county also decreased in comparison with September 2019. This past month gained 575 new listings, where September of 2019 saw 727.
Even with the decrease in overall transactions, the Resort area of Baldwin County reported encouraging trends in the areas of Average Sales Price and Average Days on Market. Average sales price saw a 4.3% increase from September 2019, resulting in an average of $478,567. Listings spent less time on the on market at an average of 77 days, compared to 92 days in September 2019.
Baldwin County’s Traditional Residential area of the county also saw positive reporting this past month. Average sales price saw a 2.8% increase from September 2019 at $278,170. Properties flew quickly of the market with an average time on the market at 60 days (10 days less than the average from a year ago).
