ROBERTSDALE, Ala. – With numbers like we’ve never seen, Baldwin County’s March 2021 Housing Report confirms that the busy season of real estate is already here. Baldwin REALTORS® Multiple Listing Service (MLS) started reporting Traditional Residential and Resort/Island-based statistics separately in February 2020, due to the different types of markets in these areas of the county. Since then, March 2021 has produced the highest average sales price for both categories, and the combined total properties of 956 is the highest seen since Baldwin MLS began their monthly reporting back in 2017. The big question provoked by these numbers now is “Is this market sustainable?”
Along with their astounding average sales price of $564,924, the Resort area of Baldwin County also nearly doubled their number of closed sales in a yearly comparison to March 2020 reporting. 393 properties sold, which is the highest reported for this area of the county, compared to 205 properties in March 2020. And due to the increased average sales price, the total dollar amount sold more than doubled going from $86,786,656 to $222,015,192. Properties also stayed active on the market for an average of 70 days, which is 26 less days than last year’s average.
For Traditional Residential properties in Baldwin County, the average sales price of $312,603 increased 19.3% from March 2020’s $261,974 average. Additionally, this market saw a 21.6% increase in the total number of closed sales and a 45.1% increase in total dollar amount sold. March 2021’s total amount was $175,995,720 compared to March 2020’s $121,294,116. Average days on market (DOM) for this area of the county continue to be short with this month reporting 45 DOM–a 33.8% decrease for March 2020’s 68 DOM.
