Baldwin County's January 2023 Housing Report


ROBERTSDALE, Ala. – The past month’s cooler temperatures were somewhat symbolic of Baldwin County’s real estate market in January. Baldwin REALTORS® Multiple Listing Service (MLS) reports year-over-year decreases in the total number of properties sold in January 2023 for both Resort and Traditional Residential areas of the county, as well as significant percentage increases for average days on market (DOM).


The Resort area of Baldwin County (all of Orange Beach and Fort Morgan, and anything in Gulf Shores south of Canal Rd/180) saw a total of 131 properties sold last month, compared to 232 in January 2022 – a 43.5% decrease. Average DOM increased by 67.4% with 72 days in comparison to January 2022’s 43. However, average sales price increased by 15.1% to $728,605.


For Traditional Residential properties in Baldwin County (everything else in Baldwin County not included in the Resort market areas), a total of 278 sold last month, compared to 430 in January 2022. Listings in this area stayed on market longer than the year prior, with this month’s 52 days being an all-time high since February 2021’s 56 days. Average sales price saw a slight increase in year-over-year comparison, but it sits slightly lower than our most recent monthly reports.

Coastal Homes

  • Residential Properties sold in January 2023: 60

  • Average Sales Price: $792,761

  • Average Days on Market: 73

  • Average Sales Price Change from January 2022: Increased 23.5%

Eastern Shore

  • Residential Properties sold in January 2023: 111

  • Average Sales Price: $413,470

  • Average Days on Market: 43

  • Average Sales Price Change from January 2022: Increased 4.3%

North Baldwin

  • Residential Properties sold in January 2023: 12

  • Average Sales Price: $229,308

  • Average Days on Market: 31

  • Average Sales Price Change from January 2022: Decreased 9.4%
