Baldwin County's January 2022 Housing Report


ROBERTSDALE, Ala. – The past month’s chilly temperatures had no effect on Baldwin County real estate. Baldwin REALTORS® Multiple Listing Service (MLS) reports year-over-year increases in the total number of properties sold in January 2021 for both Resort and Traditional Residential areas of the county, as well as significant percentage drops for average days on market (DOM).


The Resort area of Baldwin County saw a total of 241 properties sold last month, compared to 256 in January 2021, the first decrease since August 2021. Average sales price remains well above $600,000, at $640,719, a 26.2% increase from January last year. Average DOM decreased by 43.6% from January 2021 with 44 days in comparison to 78.


For Traditional Residential properties in Baldwin County, a total of 578 sold last month, compared to 540 in January 2021. Listings in this area continue to fly off the market, and this month reported homes staying on the market for only just over a month at 35 days, compared to 48 days one year ago. Average sales price trends for this area remain consistent with our most recent monthly reports. January 2022’s average sales price was $339,221, a 16.2% increase over January 2021’s $291,939.

Coastal Homes

  • Residential Properties sold in January 2022: 102

  • Average Sales Price: $641,720

  • Average Days on Market: 45

  • Average Sales Price Change from January 2021: Increased 26.9%

Eastern Shore

  • Residential Properties sold in January 2022: 198

  • Average Sales Price: $396,446

  • Average Days on Market: 33

  • Average Sales Price Change from January 2021: Increased 15.2%

North Baldwin

  • Residential Properties sold in January 2022: 19

  • Average Sales Price: $253,181

  • Average Days on Market: 54

  • Average Sales Price Change from January 2021: Increased 35%
