ROBERTSDALE, Ala. – Baldwin County’s housing market continues to show signs of a more even playing field between buyers and sellers. Baldwin REALTORS® Multiple Listing Service (MLS) reports February 2023 year-over-year increases in Average Sales Price and Days on Market while experiencing decreases in Closed Sales and New Inventory. Total sales volume for the county decreased by 23.4% from $326,577,769 in February 2022 to $250,299,343 this past month.
For Traditional Residential properties in Baldwin County, a total of 356 sold last month, compared to 483 in February 2022. Average sales price increased by 16.7% from February 2022 with an average of $396,069 for properties in this area. Average days on market (DOM) report at 62 DOM – a 82.4% increase from 2022’s 34 DOM.
The Resort area of Baldwin County (all of Orange Beach, Fort Morgan, and anything in Gulf Shores south of Canal Rd/180) experienced very similar trends this month to the Traditional Residential area of the county (everything else in Baldwin County not included in the Resort market areas). A total of 142 properties sold, compared to 267 in February 2022 – a 46.8% decrease. Average sales price continues to rise with this month’s average at a whopping $769,708. And average DOM increased 65.9% in this area from February 2022 with 73 DOM in comparison to 44.
