Baldwin County's August 2022 Housing Report


ROBERTSDALE, Ala. – While real estate in Baldwin County continues to move on and off the market at a faster pace than the national average, the total number of closed sales continues to slow as it has in recent months. Baldwin REALTORS® Multiple Listing Service (MLS) reports a year-over-year decrease in total properties sold in August 2022 for both Resort and Traditional Residential areas in our market. Sales volume for all Baldwin County properties decreased by over $32,000,000 in comparison with August 2021.


The Resort area of Baldwin County (which includes all of Orange Beach and Fort Morgan, plus everything in Gulf Shores that is South of AL-180) saw a 24.4% decrease in total properties sold, going from 258 properties in August 2021 to 195 last month. The average Days on Market (DOM) for these properties increased slightly to 37 days, in comparison to 35 days in 2021. Average Sales Price increased to $707,427 for the Resort area of Baldwin County, but the particular property type of Resort single-family homes (excluding condos) decreased year-over-year in this statistic by 5.8%.


The Traditional Residential market (which encompasses everything in Baldwin County outside of the Resort market) also saw a decrease to 474 properties sold this past month – a 17% decrease from 2021’s 571 properties. Average DOM was one day less than the year prior at just 21 days from Active to Pending status. The average Sales Price for this area of the county increased from the year prior to $390,774.
