ROBERTSDALE, Ala. – While real estate continues to move quickly on and off the market in Baldwin County, the number of sales is showing a slight slowdown. Baldwin REALTORS® Multiple Listing Service (MLS) reports a major year-over-year decrease in average Days on Market (DOM) in August 2021 for both Resort and Traditional Residential areas, as well as decreases in both areas in the total number of closed sales.
The Resort area of Baldwin County (which includes all of Orange Beach and Fort Morgan, plus everything in Gulf Shores that is South of AL-180) saw an 81.6% decrease in average DOM, going from 189 days in August 2020 to just 36 days last month. The Traditional Residential market (which encompasses everything in Baldwin County outside of the Resort market) also saw a drop at only 22 DOM this past month – a 69.4% decrease from 2020.
But where August 2020 saw 860 properties sold, there were only 814 properties sold in this last month. Additionally, this is the second month in a row that we have seen a decrease in number of sales from the previous month. July 2021 saw 844 properties sold, while June 2021 saw over 1,000. While these decreases are not severe, it is mimicking a trend seen nationally.
Another local statistic that also continues to be in line with the national trends is that Average Sales Price continues to rise. From North Baldwin to Gulf Coast condos, all areas and property types of Baldwin County saw a year-over-year increase in Average Sales Price, once again. The Resort area of Baldwin County had the greatest increase at 29.1% in comparison to August 2020.
