ROBERTSDALE, Ala. – In line with national reporting, Baldwin County sellers are holding firm on their listing prices during this time. Baldwin REALTORS® Multiple Listing Service (MLS) reports a 12.8% increase in average sales price for the Traditional Residential market last month, compared to April 2019, and only a 0.9% decrease in sales price for the Resort/Island-based market. However, COVID-19’s impact on the local real estate market is being found in the overall willingness to buy and sell. Throughout the county, new listings decreased by 26% from April 2020 to April 2019, and properties sold decreased by a total of 21%.
The Resort/Island-based housing market continues to be more effected by COVID-19 with negative reporting across the board last month. Along with the 0.9% decrease in sales price from April 2020 to April 2019, the number of properties sold for this specific area of the county saw a massive 45% decrease. While 218 properties sold in April of 2019, only 120 properties made it to closings in April 2020 – almost 100 less than the previous year. Unfortunately, the only increase seen in the Resort market was with the number of days on market. The average days on market for Resort properties was 101 days compared to 96 days in April 2019.
The silver lining for Baldwin County is found when looking at the Traditional Residential housing market. Last month’s average sales price was $279,544 compared to $246,938 in April 2019. Listings also remained on market slightly less time than the year prior with a 10.6% decrease. The average days on market for this area of the county reported at 76 this past month, compared to 85 days in April 2019. While the total number of properties sold saw a decrease of 8.6% compared to April 2019, the overall amount of property sales for April 2020 still surpassed the previous year with $106,682,463 in total sales.
